Planning a Container for a Holiday Accommodation Concept

Guest experience, site conditions and local requirements should lead the project.

Planning a Container for a Holiday Accommodation Concept

    The short answer

Plan a holiday accommodation container from the guest’s stay, not from the container: where guests sleep, cook, shower and sit outside. Then check the site, the utilities and the local rules for accommodation. Treat the business case separately: a container offer covers the building, not the commercial result.

    Start with the guest experience

Define the number of guests, sleeping places, bathroom, kitchen and storage, and how indoor and outdoor space connect. Large glazing brings in daylight and the view; one of our example configurations is a 6 × 3 m all-year module with glazing over a length of 4,800 mm, walls and roof of 100 mm PIR panels; an air conditioner of 3.5 kW for heating and cooling is available as an option.

    Example: two modules, two bedrooms

For longer stays, a house of two 6 × 3 m modules from our offer includes two separate bedrooms, a bathroom, a kitchenette with induction hob, sink and fridge, underfloor heating, tilt-and-turn windows of 1000 × 2000 mm and external roller shutters on all windows; an air conditioner for heating and cooling is available as an option. Layout, colours, materials and finishes are adapted per project; facade options include standing-seam sheet, decorative lamellas and Shou Sugi Ban charred-wood cladding.

    Season and climate

If guests stay in winter, heating and insulation decide the comfort, and water pipes and drainage must be planned for frost. State in the brief whether the accommodation is used all year or only in the season.

    Site and operations

    • •Access for delivery by a truck with a crane, and for guests
    • •Privacy from neighbours and paths
    • •Water, drainage and electricity connections
    • •Access for cleaning and maintenance
    • •Outdoor area: terrace, parking, lighting

    Local rules for accommodation

Using a building for guest accommodation may require a building permit, an approval for the use or other local approvals. Ask the municipality and the building authority before ordering; our permit guide lists the questions to ask.

How long until the first guests arrive?

Count backwards from the planned opening: clarify the permit first, then confirm the order. Realisation starts from a minimum of 6 weeks after order confirmation; after delivery, the modules are placed and connected to water, drainage and electricity on site before the first guests can stay.

    Keep the business case separate

Demand, occupancy, operating costs and local restrictions must be assessed independently. A container offer does not guarantee the commercial performance of the accommodation.

Example brief for a holiday container

“Accommodation for up to four guests, used all year, two bedrooms, bathroom and kitchenette, underfloor heating. Plot in a rural area, access for a truck with crane via the farm road, utility connections at the plot boundary. Delivery planned before the next season.”

A brief like this is enough to propose a layout, for example the two-module house, and to state in the offer what is included and what must be prepared on site.

    What the offer should state

    • •Layout and equipment of each module
    • •Heating and cooling
    • •Transport, unloading and the work on site
    • •What stays on your side: foundation, utility connections, local permits
    • •Net price, VAT, validity, payment and warranty terms
    • •Schedule: realisation from a minimum of 6 weeks after order confirmation
